From what I can find the rate may be variable, the initial rate appears to be 1.5%.

13 days into the New Year and still no paperwork for SMI change over..... ??? Anyone heard any more about this change ???
Are other people as worried about this change?
Why has there been nothing in the news?
I'm getting increased anxiety about this change. Sleepless nights.
2 random panic attacks waking me up when I did drop off to sleep.
Anyone any advice?

UPDATE
I have received the SMI documentation today.
I was having a rational think about this loan, after getting the update for my ESA.
Currently the mortgage interest payment is taken off ESA.
I was wondering if anyone knows when the SMI is rolled out, will the payment towards the mortgage interest currently paid, be included back with the ESA?
I ask this because if the current payment for SMI is added back on the ESA. Some people may not have to take out this un-necessary SMI Loan, as that payment currently taken off the current ESA, if added back onto the ESA, may well cover the mortgage interest.
Anyone help?

Hi having received the AM I paperwork the interest is currently set at 3% annual balance.
DWP example

A= The amount you owe your mortgage lender (maximum is £200,000)
B= The standard interest rate
For example, if you owe your mortgage lender £150,000 and the current standard interest rate is 3% then:

A= £150,000
B= 3%
£150,00 x 3% = £4,500 per annum
£4,500 divided by 12 months the monthly payment will be £375 00

Are you sure that this is the rate that will actually be used, rather than as your post suggests, just an example rate?
