Given Section 21 notice while migrated to UC. was created by VIA
Hello,
I have been given a Section 21 notice ( 2 months to leave the property) unfortunately while I am being migrated to universal credit.
I saw a place I like but I think it is best to wait until I am migrated before I moved into a new property, unfortunately I am coming close to the end of the 2 months notice.
Am I correct in thinking that it is too risky to move into a new property before I have migrated to UC?
- I think that one of the reason is if when I get my universal credit decision the amount is a lot less that I should be getting because UC makes a mistake for instance, it is not the right time to sign a new tenancy contract.
- if I were to take a new tenancy agreement, before I am migrated to UC, would that be considered a change of circumstances and delay my managed migration?
-when I am migrated to UC, and after I take a new tenancy agreement, do I inform universal credit ( as housing benefit has stopped) and then they will have to work out a new universal credit amount?
I really appreciate your help.
Thank you very much.

Hi VIA
Regarding your questions I would not worry about the effect of Migration on a new tenancy. I think your priority should be obtaining good suitable accommodation.
Did you know you could get a UC Advance called a Change of Circumstances Advance if you move home? Here is the information-

Thank you David,
I did not know about this change of circumstances advance.
I did not apply for the other advance, the normal’ advance, because I do not want to go to the job centre.
- Do you know if for this change of circumstances advance I will also be expected to go to the jobcentre?
- And also when I get the new tenancy agreement, as housing benefit has stopped do I let Universal credit know so that they can work out how much help they can give me towards the housing costs.
Thank you for all your help David!
Best wishes

Hi VIA
The amount of Housing Costs from UC you get is the same as from Housing Benefit. It is the LHA rate for the County that you live in. If you tell me your County I can send a link for the LHA rate.
