ESA contribution based savings limit

Hello, I am also enquiring about inheriting a 50% share of my mother's estate to include savings and her property. The Benefit payment I receive is Employment & Support Allowance based on National Insurance contributions. I receive £74.70, I also receive extra money as I am in the Support Group of £39.40 which gives a total income-related amount of £114.40. it goes on to say because I am entitled to contribution-based Employment and Support Allowance, I am paid £115.10 which is a £1 Top-Up to ensure I won't see a reduction in the level of my benefit entitlement as a result of the change to Employment & Support Allowance. I also recieve an Industrial Injury payment of £109.74 due to an accident at work back in 1989. I am wondering if my inheritance will affect any of these benefits and whether I need to inform DWP. My sister has suggested the possibilty of renting out the property so I pose the question, will this affect my benefits and will I be classed as working if i rent out a propery and recieve 50% of a monthly rental income? i was under the impression that if you are on CB ESA and with NO IR extra monies, your savings were immaterial, It only affects you if you have a private pension above a certain amount each month whereby you receive less CB ESA then.
