Hi I am after some guidance if possible

I am on ESA support group in the severely

And pip enhanced on both .I’ve Bi polar extreme PTSD anxiety & Depression.

I’ve had my Mortgage with Barclays for 14 years was on a fixed 5.9% for 10 years , then on a tracker ... for the last 4 years as I was not able to get a mortgage then , but had my adult kids staying so helped with bills , I’ve never missed a payment,

I called because my circumstances have changed and I live alone , because the way interest rates are going up I’m very worried & thought best to sort it know before it gets to the point where I call because it’s not affordable. Especially with fuel food and general day to living which in itself is a worry .

My mortgage is not massive I have a lot off equity in it .. so I thought I’m a low risk ,

After nearly 2 hours on the phone and passed to 5 people , I was major triggered Ended up in tears , as they've said no I can’t get a mortgage as I’m a high risk affordably is not in my favour.

Is there any mortgage advisers for us who are in this position, it has deeply upset me & worried me , I live on my own so no other money coming in ..I have a little bit off saving way under the amount allowed as a Safety net ,but this won’t last Especially with the way things are going up daily at the moment .

So my main advise is can anyway advise best people company to go to regarding myself being a liability because I’m on Benefits for being mentally impaired.

Hi, it may be worth consulting a mortgage broker for advice. Many of them will give a free initial consultation over the phone but may charge a fee to help you get a mortgage. Just a thought. Hope that helps.

As An ex nurse has suggested, you need to get independent financial advice, I would try www.unbiased.co.uk.

I would advise you to get a few quotes before going with anyone.

Please go to a mortgage broker. I'm with the Halifax, similar circumstances to yourself and was on variable rate as fixed rate ended and rate had increased 4 times since December. If you are staying with same lender and not borrowing any more/changing terms/no arrears then they should be able to arrange a product transfer for you with your existing lender to a new fixed rate deal. I used a local mortgage advisor, it took a week to arrange, one form to sign with no fees and just started 1/6 new 5 year fixed rate saving me nearly £220 per month. The affordability rules are different for product transfers. I know its easy to say but please try not to worry...I really think you will be able to get it sorted out with the help of a mortgage broker. Fingers and toes crossed for you.
