IR-ESA question

Hi me again with an IR-ESA query..

When the rule says over £16,000 in assets you will not be eligible, is that just financial assets and property is ignored? because it was left to me and my Mum by dad when he died.

Oh when I say property, I mean home, we don't claim HB or anything.
